Reports and Permits

Building a custom home requires obtaining various permits and reports to ensure compliance with local building codes and regulations. Geotechnical reports, arborist reports, hazardous material reports, and site surveys are generally required before construction can begin. With all of the required plans and reports, GT Mann applies for a building permit. It may take weeks to months to have a permit approved, depending on the municipality and any clarifications that may arise.

Site Preparation

First, the land is cleared of trees, debris, and any old structures. A surveyor marks the property boundaries and the house location. Excavation is then done to level the ground and prepare for the foundation, which may include digging trenches and ensuring proper grading for drainage. Utilities like water, electricity, and sewage are brought to the site, and the foundation is prepared, whether by pouring concrete footings or setting up a crawl space or basement. These steps create a stable, well-prepared base for construction to begin.

Rough Carpentry and Lockup

Rough carpentry and lock-up are crucial stages in the home construction process. In rough carpentry, the frame of the house is built, including the walls, roof structure, and floors. This phase also involves installing structural elements like beams, trusses, and joists, setting the skeleton of the building. Once the frame is complete, the lock-up stage begins, which involves installing external doors, windows, and roofing to “lock up” the building, making it secure and weatherproof.

Exterior Finishing

During this phase, the siding is installed to provide both aesthetic appeal and weather protection. This process involves carefully applying the siding to the walls, ensuring it’s securely fastened and properly sealed. At the same time, the roofing is completed, which includes laying down shingles, tiles, or metal panels to form a durable, weather-resistant roof. Together, siding and roofing ensure the home is fully protected and ready for further interior work.

Rough Electrical, Plumbing, and HVAC

During rough electrical work, wires, outlets, switches, and electrical panels are installed, with proper routing through the walls and ceilings. Plumbing involves laying pipes for water supply, waste lines, and venting systems, while HVAC (heating, ventilation, and air conditioning) includes the installation of ductwork, vents, and the placement of heating and cooling units.

Interior Finishing

This stage includes installing drywall, which is taped, mudded, and sanded to create smooth walls and ceilings. Once the drywall is in place, trim work such as baseboards, crown molding, and door/window casings are added to give the space a polished look. Flooring is then installed, which could include hardwood, carpet, tile, or other materials. Cabinets, countertops, and interior doors are also fitted, along with the final installation of lighting fixtures, plumbing fixtures, and hardware. After these elements are in place, painting and final touch-ups are completed, creating the finished interior ready for move-in.

Landscaping

Landscaping is the final step in enhancing the exterior of a home and creating an inviting outdoor space. This process begins with grading the yard to ensure proper drainage and prevent water from pooling near the foundation. Next, sod, grass seed, or ground cover is laid to establish a lush, green lawn. Trees, shrubs, and flowers are planted to add color, texture, and privacy, while mulch or decorative stones may be used to define garden beds and reduce maintenance. Hardscaping elements like patios, walkways, fences, and retaining walls are also installed to improve functionality and aesthetic appeal. Finally, irrigation systems are set up to ensure proper watering of the plants, completing the landscaping and giving the home a well-maintained, attractive exterior.

Project managers coordinate and communicate with all involved parties, including contractors, subcontractors, architects, and homeowners, to keep everyone on the same page. Project managers handle scheduling, budget management and reporting, procurement of materials, and resolving any issues that arise during the construction process. The project manager is responsible for keeping the construction process organized, efficient, and aligned with the homeowner’s vision.

SITE Supervision

Site supervisors are responsible for the day-to-day management of the construction site. They oversee the work of subcontractors and laborers, ensuring that tasks are completed according to the project schedule, quality standards, and safety regulations. Site supervisors also manage materials and equipment, troubleshoot problems on-site, and communicate directly with the project manager to report progress and resolve any issues.

TRadesPeople

Laborers handle general tasks such as site preparation, material handling, basic construction, and cleanup to maintain a safe, organized work environment. They also support skilled trades by assisting with setup and holding materials. Carpenters, on the other hand, focus on the skilled construction and assembly of the home’s framework, walls, roofing, and detailed woodwork, using precise measurements and techniques to build structural elements and custom designs.

Office Team

Our bookkeepers handle payroll, track expenses, issue invoices, and manage payments to subcontractors and suppliers. Monthly invoices are developed by our bookkeeping team in collaboration with the project managers to ensure that invoices are accurate. Our bookkeeping team is happy to assist with any questions or concerns about payment procedures, invoice details, or anything else of the sort.

Owner Care Team

Once the home is completed, your project manager and site supervisor will walk you through your new home, discuss our warranty program, and introduce you to our owner care team. Our owner care team is available to questions and concerns that might arise, offering guidance and coordinating warranty services to ensure client satisfaction with their new home.
